The seven cottages located on The Hyning Estate were purpose built all at the same time having been completed to an extremely high standard in March 2013, the estate is clearly signed from the road, reception is easy to identify on arrival, clear signage is in place. The properties benefit from an ideal location in a very peaceful area within glorious Lakeland countryside. The exterior of the properties are finished to a very high specification, many local products having been sourced which is most commendable. Garden areas are very well maintained, pleasing to see that since the last assessment visit, the owners have worked hard to enhance the garden areas and this is clearly evident. Seating areas are provided for guests to appreciate the far reaching views over open countryside, new benches in place. Ample parking is provided on a level surface close to each property, 'green' credentials are very well considered with solar panels, ground source heating and mvhr (mechanical ventilation and heat recovery) all in use. All areas score highly and special mention should be made once again to the maintenance of the buildings, the extremely high standards of housekeeping and cleanliness and the quality of the interior finish.

Following this year's assessment, The Hyning Estate (Tack Barn, Bake House, Carriage House, The Old Farmhouse, Hall Beck Cottage, The Granary and The Old Forge) retain a very comfortable Five Star Self Catering rating. High elements of intrinsic quality also allow for the Gold award to be retained.


The visit and debrief was conducted with Richard and Jan Hinchliffe, owners, who are very happy to retain the current ratings feeling that they meet their business model well. Since the last assessment, the bar has been moved to the reception and guests can partake of alcoholic and non alcoholic drinks within the reception area, take them outside in more clement weather or take them to their cottage. Several replacements and renewals such as lamps have been made and general maintenance has been carried out.
